OSRS Construction Guide

Quest through the slow opening, choose between fast furniture and plank-efficient contracts, then set up the house and banking loop before buying materials.

Use the Construction Calculator for exact builds and plank cost. Use the Training Planner when you want a route that changes at useful unlocks.

01 / Quest start

Use complete quest rewards for the opening levels

Daddy's Home

The miniquest introduces player-owned houses and Mahogany Homes, awards the complete 944 Construction XP reward, and gives a starter house plus supplies. The planner treats that reward as one indivisible step.

The Eyes of Glouphrie and Tower of Life can add larger early rewards when they already fit your quest route. Do not treat quest XP as adjustable Construction actions: either the quest is part of the plan or it is already complete.

02 / Route choice

Pick speed, plank efficiency or a banked-supply method

POH furniture

Build and remove one nearby hotspot. This is the familiar fast route, but it consumes planks quickly and depends heavily on servant and menu execution.

Mahogany Homes

Contracts give more XP per plank and Carpenter points. Travel and dialogue make the method slower, while the plank sack improves the loop.

Workbench methods

Repair kits and hull parts convert banked materials through make-all actions. They are alternatives for lower interaction or Sailing-adjacent supplies.

Unsure which fits?Compare typical time, maximum rate, materials and current cost. Maximum rates describe strong documented setups, not the pace every session will sustain.

03 / Furniture loop

Build the room around one repeatable hotspot

1 Choose the hotspot2 Position the servant3 Build and remove4 Receive the next planks

Oak larders are a common mid-level method. Teak garden benches, mahogany tables and gnome benches raise the ceiling later, while mounted mythical capes trade some speed for better XP per teak plank after Dragon Slayer II.

A Demon butler carries 26 items, but the useful delivery size depends on the furniture recipe and what remains in your inventory. Build the room so the hotspot and servant interaction stay predictable, then test a short stack before buying the entire goal.

04 / Mahogany Homes

Choose the contract tier that matches your plank supply

TierLevelMain plankWhy choose it
Beginner1PlankEarly contracts and points
Novice20OakInexpensive contract route
Adept50TeakStrong XP per plank
Expert70MahoganyFastest contract tier

Contract assignments vary, so plank and steel-bar totals are averages. A plank sack reduces banking pressure. The Carpenter's outfit increases Construction XP, and contract points can buy both pieces and other Mahogany Homes rewards.

05 / Iron accounts

Budget logs and planks before choosing the rate

LogsPlank conversionFurniture or contracts

For an Iron account, the relevant cost is time and material supply. Teak planks are often attractive because they provide strong XP per plank without the mahogany supply burden. Mahogany Homes stretches a stack further and adds Carpenter points, while furniture is better when the planks are already banked and speed is the goal.

The planner keeps Main GE priorities separate from Iron routes. Use Mahogany Homes when material efficiency matters, Adept contracts when you specifically want to preserve teak usage, or Fastest banked when your supplies are ready.

06 / Rates and setup

Read typical and maximum rates as different promises

Typical XP/hrSession planning

Use this for the time budget. It reflects a repeatable pace where a sourced range exists.

Maximum XP/hrSetup ceiling

Use this to compare method potential. It assumes the stated banking, servant, location and execution.

For Sailing-era workbench methods, Deepfin Point is the recommended high-level location because its workbench is closest to a bank and requires 67 Sailing. Port Khazard is the accessible alternative. The planner uses your Sailing level to avoid presenting Deepfin Point as available when it is not.
